
Proposals
Berkeley has now submitted plans to re-develop the northern part of the Albert Road Gasworks.
The Albert Road Gas Works has been earmarked for housing delivery in the Barnet Local Plan since 2010.Â
The brownfield site was previously an operational gas site, with the gas holder decommissioned in 2009.
The site today is in part used for storage and parking. It will be fully vacant and redundant by Q4 2026.
Having initially consulted the local community on our emerging plans for the site in December 2024 and again in spring 2025, we presented a more detailed set of proposals to the community in October 2025.
We have carefully considered all the feedback that we received and we have now submitted a planning application to Barnet Council.

Special elevations and vista stoppers are highlighted, and in these locations special canopies, brickwork and details that reference the gasholder will be used.
Less prominent houses will have simpler elevations, while still maintaining a high quality of detail, to help create a clear street hierarchy.
A varied but coherent palette of colours, as observed in the context, is used across the site to aid wayfinding, a sense of individuality and to respond to the edges.


Cues from the Gasholder
Details that directly reference the gasholder through a diaper brickwork motif, or green angled balustrades are used on key elevations and to enrich street scenes.


Landscape and Biodiversity

Existing trees to be retained and managed as part of woodland maintenance and management strategy.

The majority of proposed planting will comprise of native species. Native scrub will be limited to the woodland area in the northeast corner and a retained native hedgerow along the western boundary.

Native hedgerows to be retained and bolstered where necessary to maintain ecological corridors.

Perennial groundcover provides seasonal interest for flora and fauna.

Bird boxes may be installed to improve the ecological value of the existing woodland.

Log piles of varying sizes, fallen leaves, twigs and bark provide a diverse habitat for insects and small mammals.

Bat boxes may be incorporated into external walls or located on trees to provide habitat for bats along foraging routes.

Integrated raingardens provide surface water attenuation and habitat for local ecology.
